May and June in Metro Manila are the worst months of the year for pest activity. The 38°C heat and climbing humidity accelerate breeding cycles and drive cockroaches, termites, mosquitoes and ants from outdoor environments into cooler, moisture-rich interiors — your kitchen, your bathroom, your walls.

If you've noticed more activity in the last few weeks, it isn't coincidence. This is peak season. Here's what works, what doesn't, and what pest control in Metro Manila should actually cost you in 2026.

Why summer makes it worse

German and American cockroaches breed significantly faster above 30°C. A single fertilised female can produce over 300 offspring in her lifetime — and in Metro Manila's May temperatures, a small infestation behind a kitchen cabinet becomes a serious one in six to eight weeks.

Subterranean termites, the species most common across Metro Manila, Cavite, Laguna and Bulacan, become more active as soil temperature rises. May is when they expand colonies and when mud tubes first appear on walls and window frames. Act in May — before it becomes structural.

Cockroaches: what actually works

Gel bait is significantly more effective than residual spraying. Most companies default to spray because it looks thorough and smells like something happened. The problem: cockroaches quickly learn to avoid treated surfaces. Spray-resistant German cockroach populations are well documented across Metro Manila.

Gel bait (Maxforce, Advion, Goliath) works by attracting cockroaches to eat it rather than repelling them from surfaces. It's odourless, food-safe, effective in condo kitchens and restaurant prep areas, and when combined with an IGR (insect growth regulator) that sterilises survivors, it breaks the breeding cycle rather than killing current adults alone.

A proper gel bait treatment in a 50–80 sqm condo takes about an hour. No need to vacate. No smell. Results visible within five to seven days.

Termites: soil barrier vs bait stations

Soil chemical barrier is the most common method. A licensed applicator injects a termiticide — Fipronil, Bifenthrin or Chlorfenapyr — into the soil around and beneath the structure, creating a treated zone that kills termites on contact. Effective and relatively fast, though it may require drilling through flooring.

Bait station systems (Sentricon, Exterra) take a slower approach. Stations installed around the perimeter attract termites, who carry the active ingredient back to the colony, collapsing it over 60–120 days. Preferred for homes near water, or where children and pets are a concern.

If you're already seeing mud tubes on walls or flying termite swarms indoors, you need a soil barrier treatment. Don't wait.

What it should cost in Metro Manila 2026

Four red flags before you book

No written quote before work starts. Verbal quotes become "misunderstandings" at billing. Walk away.

"One-time treatment, guaranteed forever." Pest control is maintenance, not a permanent cure. Any company making this claim is either uninformed or dishonest.

No chemical identification. A reputable company tells you exactly what they're applying and shows you the FPA Philippines registration. Ask. If they can't answer, they're not using registered products.

Full payment demanded upfront. Industry norm is 50% deposit, 50% on completion. Full upfront with no warranty recourse is a risk you don't need to take.

DIY or professional?

For an early-stage cockroach infestation, a tube of gel bait from ACE Hardware or Home Depot — Maxforce or Goliath, roughly ₱400–₱800 — applied at hinge points, under sinks and behind appliances is genuinely effective. This is the same product professionals use.

DIY works for German cockroaches behind cabinets. For a full household infestation, drainage-sourced American roaches, or anything involving active termites — hire a professional. Termite DIY is not effective. The colony is typically metres from where you can see activity.
